Tenant Guide to Maintenance, Repairs & Emergencies

We're committed to keeping our properties safe, comfortable, and well-maintained. This guide explains how to report maintenance issues and what to expect from our service — helping you enjoy a smooth and stress-free rental experience.​

Reporting Maintenance Issues

Please report any issues as soon as they arise. You can do this via our online portal, by phone, or by email. Be sure to include a clear description and the location of the problem.

We categorise maintenance into two types:
 

  • Emergency Issues: These are typically resolved within 24 hours. Examples include major leaks, electrical faults, or heating failures in winter.
     

  • Non-Emergency Issues: Usually resolved within 3–5 business days. These might include minor plumbing issues or cosmetic repairs.

What Are Emergency Repairs?

Emergency repairs involve serious issues that could cause harm or damage if left unresolved. Examples include major water leaks, unsafe electrical faults, or loss of heating during cold weather.

What To Do In An Emergency

  • Contact Us Immediately: Use the emergency contact number provided in your tenant welcome pack or listed above. This line is monitored 24/7.
     

  • After-Hours Support: If the emergency happens outside normal hours, you’ll still reach our on-call team using the same contact number.
     

  • Stay Safe: While waiting for help, take steps to stay safe. For example, shut off the water supply in the event of a leak if it’s safe to do so.

Routine Maintenance at Your Property

We regularly carry out maintenance to keep your home in good condition and up to safety standards.
 

  • Scheduled Visits: We'll always give advance notice of any visits.
     

  • Preparation: Please ensure that access points are clear and any personal belongings are moved out of the way if needed.

Tenant Responsibilities

As a tenant, you play an important role in day-to-day upkeep:

  • Basic Upkeep: Keep your home clean and tidy, dispose of waste properly, and take care of fixtures and fittings.
     

  • Minor Repairs: Tenants are responsible for small tasks like changing light bulbs or clearing minor blockages.
     

  • Preventative Care: Avoid pouring fats down drains, ventilate rooms to reduce mould, and report issues early.
